Let’s take a look back at the least expensive sales in 2013.  They were all located in Delaware county and were not surprisingly all distressed properties that were bought with cash.  These are the 5 least expensive sales in Chester, Delaware and Montgomery counties.  Let’s take a peek:

This is a 1 bedroom 1 bathroom condo in Lansdowne.  It was a Freddie Mac foreclosure that sold for $2,000.  It was originally listed for $29,900.  It’s pretty crazy that it sold for less than it’s annual property tax of $2043.

This 2 bedroom 1 bathroom rowhome in Darby boro sold for $3500.  It was a foreclosure that eventually was sold at auction.

How did the Market do in December 2013?

Here are statistics on single family homes in the area for December 2013. When you compare December 2013 to December 2012 on these charts you’ll find that inventory is down, sales are up and the days that homes sit on the market are down. The only exception being Delaware county sales and days on the market are flat compared to a year ago.  The November trend of decreased sales was reversed in December and we see 2013 end with great sales numbers.  For the area it’s a stable market where it’s not a buyers or sellers market.

Overall for 2013 all three counties saw double digit growth in sales compared to 2012.

Let’s take a look back at the most expensive sales in 2013.  These are the 5 most expensive sales in Chester, Delaware and Montgomery counties.  Let’s take a peek:

Over 10,000 square feet on 10 acres!  This was an interesting sale because it sold at an auction.  It was originally listed at $7,695,000 and then it sold in 616 days for $4,000,000.

333/339 S Valley Rd in Paoli

Gorgeous Stone Mansion on over 37 acres.  This also was sold with a 1871 school house that was converted to a guest house.  This sold in 43 days for $4,500,000.

853 Mount Pleasant Rd in Bryn Mawr

This Main Line estate sits on 5.8 acres.  Get this!  If you owned this home you would be paying $87,552 in yearly property taxes.  Whoa!  This estate sold in 224 days for $4,600,000.

2300 Hilltop View Rd in Coatesville

Equestrian estate on 143 acres that abuts an 800 acre Preserve.  This sold in 72 days for $5,000,000.

648 Creighton Rd in Villanova

Tudor estate located on the Main Line sits on 3 acres.  This was the most expensive home and it had the most square footage at 13,464 SF.  This estate sold in 33 days for $5,700,000.


How is the Market Doing in November 2013?

Here are statistics on single family homes in the area for November 2013. When you compare November 2013 to November 2012 on these charts you’ll find that inventory is down, sales are down and the days that homes sit on the market are down. In our area we saw a trend of increased sales end in November.  Although sales were down, inventory was also down.  Having fewer options for buyers to choose from could be the reason behind slower sales in November.

100% Financing through USDA

The Department of Agriculture has a home loan program for rural areas where you can finance 100% of the loan.  The great news is a lot of Chester and Montgomery County is eligible geographically for this program.  Check out the map below:
