First Quarter of 2013 for Chester County

The market has improved in Chester County for 2013 when you compare the numbers to 2011 & 2012.  The amount of homes for sale or the inventory has really dropped and the amount of homes sold has increased when you compare the first three months of 2011 & 2012 to this year.

Let’s look at inventory levels:

  • In 2011 in the first quarter Chester County had 3791 homes for sale.
  • In 2012 in the first quarter Chester County had 3545 homes for sale.
  • In 2013 in the first quarter Chester County had 2750 homes for sale.

That’s a significant drop in inventory from the previous years and the 2013 levels can be compared to the inventory levels we saw in 2005 and 2006.  This is great news for our local economy and shows strength and improvement in the housing market.

Let’s look at closed sales:

  • In 2011 in the first quarter Chester County had 831 closed sales.
  • In 2012 in the first quarter Chester County had 938 closed sales.
  • In 2013 in the first quarter Chester County had 995 closed sales.

Again, these numbers show a strengthening trend in the housing market.

Fun Fact:  In the first quarter the most expensive zipcode in Chester County was 19421 with a median sales price of $1,680,000 with 2 closed sales.  This zipcode is located in Birchrunville.
